    Southlinks Estate: luxury living at Metro’s edge

    Southlinks Estate, a 34-hectare residential development at the border of Muntinlupa and Las Piñas, is fast emerging as the next upscale enclave in South Metro—drawing comparisons to Alabang Village, and even Makati’s exclusive neighborhoods like Forbes Park and Dasmariñas Village.

    With property prices in traditional urban cores soaring, a quiet but steady southern migration is underway. Families and professionals are heading south, in search of space, serenity, and a slower pace of life. At Southlinks Estate, they’re finding exactly that.

    Developed by Height Realty, the former golf course is being transformed into a premier subdivision that blends exclusivity with nature. “Southlinks Estate isn’t just a premium development,” said Height Realty president and CEO Kevin Wong. “It’s a sanctuary—one where we plan to raise our children.”

    The estate’s 1.4-hectare clubhouse, expected to be the largest in Metro Manila, will offer a full range of indoor and outdoor amenities: basketball, volleyball, and tennis courts, a gym, a leisure pool, and two levels of underground parking. It’s designed to encourage both community and wellness in a green, tranquil setting.

    “Every time I have a chance, I come here early in the morning to play a few holes,” Wong reminisced. “But what really stands out is the sunrise. You feel at peace, you hear the birds, and you don’t see buildings. And to think—this is still Metro Manila. That feeling inspired us to transform this land into a premium residential subdivision,” he said. 

    In just a few months, over half of the first 60 residential lots have been sold. Lot sizes range from 350 to over 1,000 square meters. The next batch of 50 lots will be released ahead of Phase One’s completion by the second quarter of 2026. The clubhouse is set to open by 2027.

    Southlinks Estate offers more than just real estate—it offers a shift in lifestyle. Inside its gates, traffic fades, concrete gives way to tree-lined paths, and life moves at a deliberate, restful rhythm.

    David Leechiu of Leechiu Property Consultants says properties in the area are still affordable compared to similar lots in Forbes Park or Dasmariñas Village. But with ongoing infrastructure projects and heightened interest in the South, that window is closing fast.

    Meanwhile, Architect Cathy Saldana, CEO of PDP+ Architects, designed the estate with sustainability in mind. Utilities will run underground, and mature trees displaced by construction will be replanted. “We want the birds to stay,” she said.
