    Emperador Properties acquires Madrid landmark Caleido

    Emperador Properties, the real estate investment arm of Filipino businessman Andrew L. Tan, has acquired full ownership of Caleido, a landmark mixed-use complex in Madrid’s prestigious Cinco Torres Business District.

    The acquisition, whose value remains undisclosed, marks a significant expansion of Emperador Properties’ European portfolio and reinforces its strategic presence in the Spanish market. The firm now owns three major assets in Spain, including Torre Emperador Castellana in Madrid and Torre Diagonal One in Barcelona. Its total asset base is valued at over €1 billion.

    “Caleido was conceived with a clear objective—to create an attractive, accessible, sustainable and comfortable urban environment,” said Jorge Domeca, CEO of Emperador Properties, highlighting the development’s urban revitalization vision.

    Spanning 138,000 square meters, Caleido is a high-traffic destination that drew over 5 million visits last year. It integrates education, healthcare, retail, leisure, and green spaces, serving over one million residents, 33,000 employees, and 5,000 students. Tenants include global and local brands such as Mango, Ecoalf, and The Dalmore.

    The acquisition signals Emperador’s long-term commitment to high-value commercial real estate in Europe, particularly assets that blend lifestyle, commerce, and sustainability. Emperador Properties became the first and only Filipino company listed on the Spanish stock exchange in 2022.
