Ayala Land Inc. (ALI) has acquired the New World Hotel Makati for approximately P1.43 billion, marking a key strategic move to expand its hospitality portfolio in the country’s premier financial and commercial district.
The acquisition, announced by ALI on Thursday, was funded through proceeds from the recent sale of 75 million shares in AREIT Inc. Additional proceeds were allocated to the ongoing development of Arbor Lanes in Taguig (P699.2 million) and the upcoming Mandarin Oriental Hotel in Makati (P559.41 million), which is scheduled to open in 2026.
The New World Hotel Makati, located across Greenbelt and near luxury retail and office spaces, will now be part of AyalaLand Hospitality (ALH), ALI’s hotel and resort arm. Despite the ownership change, the hotel will continue to be operated by Rosewood Hotel Group, with existing staff retained and all bookings honored.

The acquisition strengthens ALI’s position in Makati’s high-growth hospitality market, where it already manages several properties. It also underscores ALI’s broader strategy to develop integrated estates in prime urban centers.
Rosewood Hotel Group, which operates the New World brand, manages 57 hotels in 25 countries under four hospitality and lifestyle brands.
