    NMIA ignites boom in Bulacan, Pampanga

    San Miguel Corp.’s New Manila International Airport (NMIA) is fast emerging as a powerful growth engine that could transform Bulacan and Pampanga into the country’s next major investment hotspot.

    Developed by San Miguel Aerocity Inc. in Bulakan, Bulacan, NMIA is expected to catalyze the rise of mixed-use townships, industrial estates, and residential communities north of Metro Manila, according to property consultancy Leechiu Property Consultants.

    “NMIA and other upcoming major infrastructure projects such as roads and railways will attract capital north of Manila. Bulacan and Pampanga will be a prime corridor,” said Roy Golez, director for research, consultancy, and valuation at Leechiu.

    Golez said the airport’s construction and eventual operations will draw both investors and end-users, particularly into large-scale township developments. Several developers, he noted, have already secured land positions in the area, while others are timing project launches closer to the airport’s opening.

    Once operational, NMIA is expected to push traffic, business activity, and population growth further north, effectively extending Metro Manila’s economic footprint. The airport site is just around 20 kilometers from major highways, strengthening its accessibility and appeal.

    Residential prices are already inching up. Average prices for township projects in Bulacan have reached about P37,000 per square meter, while Pampanga averages P34,000 per square meter—still relatively affordable compared with Metro Manila rates.

    San Miguel recently disclosed an additional P296.48-million disbursement for NMIA, drawn from its P20-billion bond issuance, underscoring continued momentum behind the project.

    Positioned as a game-changer for Philippine aviation, NMIA will feature modern airfield facilities, terminals, access roads, utilities, and an integrated airport city. Land development is already underway, setting the stage for what could become the country’s next growth frontier.
