    DM Wenceslao tower gains PEZA status

    DM Wenceslao & Associates Inc.’s 8912 Asean Avenue has secured a major regulatory boost after the government declared the property a Philippine Economic Zone Authority–registered Information Technology Center, strengthening Aseana City’s appeal to global IT and business process management locators.

    Under Proclamation No. 1111 signed on December 16, 2025, President Ferdinand R. Marcos Jr. designated the 15-storey office development, along with the land it occupies, as a Special Economic Zone. The move aligns with national efforts to attract investments, create jobs, and expand the country’s digital services footprint through the steady rollout of economic zones.

    The PEZA IT Center status allows qualified IT and IT-enabled service firms operating in the building to access investment incentives, regulatory support, and operational privileges provided under Philippine law, enhancing cost competitiveness and ease of doing business.

    Located at Lot 11-E in Barangay Tambo, Parañaque City, 8912 Asean Avenue sits within D.M. Wenceslao & Associates’ master-planned Aseana City development, undertaken through subsidiary Aseana Holdings Inc. The proclamation also covers the 6,603-square-meter parcel of land on which the property stands, bounded by adjacent commercial lots and designated roadways in the district.

    The development is DMWAI’s largest office project to date, offering roughly 69,000 square meters of leasable office and retail space. It features two interconnected towers with ground-floor retail and office floors above, positioning the property as a key commercial anchor as Aseana City continues to mature as a prime business hub along Manila Bay.

    DMWAI executives said the PEZA milestone underscores investor confidence in Aseana City, where infrastructure, transport links, and mixed-use planning converge, while signaling fresh leasing momentum from multinational occupiers seeking scalable, compliant, and future-ready workplaces across technology, finance, and creative services sectors nationwide.
