    Buying residency: Dubai’s golden doors open

    Got P32 million and a taste for optionality? Dubai has a proposition that sounds less like a visa and more like a portfolio upgrade. With a minimum investment of AED 2 million—roughly P32 million—Filipinos can secure a 10-year UAE Golden Visa, unlocking long-term residency in one of the world’s most kinetic cities.

    According to Vicky Luis, founder and president of Manila-based Golden Visa Centrale (GVC), the Dubai Golden Visa is tailor-made for globally minded Filipinos. There’s no minimum stay requirement, which means investors can keep their main base in the Philippines while enjoying the freedom to live, work, study, or simply land smoothly in Dubai whenever needed.

    For entrepreneurs and mobile families, that flexibility is the real luxury.

    GVC recently became the first Philippine consultancy to open direct access to Dubai’s Golden Visa, partnering with international real estate firm Arish Capital Partners. The collaboration gives Filipino investors a shot at prime properties in Palm Jumeirah—Dubai’s postcard address and a long-standing favorite among global buyers.

    The mechanics are refreshingly straightforward. Applicants invest at least AED2 million in completed, eligible Dubai property—across one or multiple assets—and processing can take as little as two weeks. In a world of bureaucratic bottlenecks, that’s practically warp speed.

    Dubai sweetens the deal with zero personal income tax and a 9 percent corporate tax that only kicks in above USD800,000 in profits. Add top-tier international schools, world-class healthcare, and a reputation for safety and efficiency, and the city’s appeal goes well beyond skyline envy.
    Demand reflects that momentum.

    By mid-2025, more than 309,000 Golden Visas had been issued, nearly double the 2023 tally.

    As Dubai’s economy powers ahead, Filipinos now have a chance to blend asset growth with lifestyle optionality—proof that sometimes, the smartest move isn’t just where you invest, but where you’re allowed to stay.
