    Avida to invest P3.1B in student-focused condo in Katipunan

    Avida Land Inc., a subsidiary of Ayala Land Inc., will spend P3.1 billion to develop The Heights Katipunan, a condominium project aimed mainly at students and investors, in Quezon City. The project will rise on a 1,833-square-meter site along Katipunan Avenue, near Ateneo de Manila University and Miriam College.

    The single-tower development will have 33 residential floors and 758 units, with studio, one-bedroom, and two-bedroom layouts ranging from 21 to 68 square meters. Prices start at P6.7 million. Avida said the project has a total sales value of about P6 billion, with reservation sales already reaching around P900 million.

    Avida Land COO Aris Gonzales said the project is designed for students, families with children studying in Katipunan, and investors seeking steady rental income. The company worked with an Australian design firm for the building façade and included features such as heat-reducing materials and rainwater harvesting.

    Avida said demand for housing in Katipunan remains strong due to its accessibility and role as an education hub. With fewer new projects being launched in the area, available units tend to sell quickly, supporting continued interest from both end-users and investors.
