    Megaworld ramps up provincial township expansion 

    Property giant Megaworld is ramping up capital spending to P65 billion this year as it accelerates the expansion of its township developments outside Metro Manila, underscoring confidence in growth across key provincial markets.

    The capital expenditure program will be allocated to land acquisition, strategic land banking and the development of existing projects, as well as new high-value investment properties. 

    The strategy reflects Megaworld’s focus on capturing demand in emerging regional centers as infrastructure upgrades, tourism activity and decentralization reshape the property landscape.

    This year, the company will start land development for major provincial townships, including Ilocandia Coastown in Ilocos Norte, The Upper Central in Cagayan de Oro City and Nascala Coast in Nasugbu, Batangas. These projects are designed as integrated communities combining residential, office, retail and leisure components, a model Megaworld has refined across its national portfolio.

    Megaworld is also expanding its residential, office and retail offerings in existing townships in Bacolod, Iloilo, Pampanga, Cavite and Palawan. The continued build-out is expected to support the growth of MREIT, Inc., Megaworld’s listed real estate investment trust, by increasing the pipeline of completed assets that can be infused over time.

    “We are seeing opportunities ahead, and we look forward to sustained growth in the office, commercial, hospitality and tourism sectors,” said Megaworld president and CEO Lourdes Gutierrez-Alfonso. She noted that the residential segment remains a strong growth engine, particularly as the company introduces projects that integrate new technologies such as artificial intelligence into township planning and operations.

    On the residential side, Megaworld is launching 19 projects this year with a total value of P65 billion. These developments will be spread across Pasig, Taguig and Manila, as well as Ilocos, Cavite, Batangas, Laguna, Palawan, Iloilo, Cebu and Cagayan de Oro.

    The company is also accelerating its hospitality expansion, with five hotels under construction that will add nearly 2,000 rooms to its portfolio, moving toward a target of more than 9,000 room keys within the next three years.

    The push comes as Megaworld recently announced its 37th township development, the 97-hectare The Sugartown in Talisay City, Negros Occidental, further strengthening its nationwide footprint.
