Megaworld breaks ground on P15B Laoag beach enclave

Megaworld Corp., the listed property development arm of billionaire Andrew Tan, has traded launch tarpaulins for heavy equipment as it begins land development this year for the 84-hectare Ilocandia Coastown, setting the stage for utilities, roads, and the first homes in what is envisioned as the most coveted seaside address in Ilocos Norte.

The shift from launch to groundwork marks a key milestone for the P15-billion planned township unveiled in 2024. Initial works will focus on core infrastructure, paving the way for vertical construction and residential sales within the beachside estate in Laoag City.

Front and center in the rollout is Ilocandia Beach Village, a 19.4-hectare gated residential enclave poised to become the first and only exclusive village in Laoag with direct beach access. The development will offer 446 lots ranging from 230 to 406 square meters, positioning itself squarely in the premium residential segment.

Megaworld is pitching the project as a master-planned coastal community that blends resort-style amenities with long-term investment appeal. A two-story clubhouse inspired by modern tropical architecture will anchor the village, featuring a fitness center, movement studio, function hall for up to 160 guests, entertainment areas, and a swimming pool with jacuzzi and spa jets.

A landscaped Central Park will connect jogging paths, picnic areas, a multi-play court, and open green spaces, while linear parks and pocket gardens will cut across residential blocks. Plans also include a sand play area, a pet park, and an urban agri park with an edible garden, underscoring the township’s lifestyle positioning.

In a nod to future-proofing, Ilocandia Beach Village will be the first in Laoag City to feature underground cabling for electrical and telecom utilities, preserving unobstructed coastal views.

With land development underway, Megaworld is signaling that Ilocandia Coastown is moving from promise to pavement, betting that demand for premium beachfront living in Northern Luzon is ready to rise with the tide.
