    Pag-IBIG windfall powers homes, dividends

    State-run housing lender Pag-IBIG Fund booked a near 50 percent jump in investment income in 2025, fortifying its balance sheet and sharpening its capacity to bankroll affordable homes.

    Investment earnings surged to P9.43 billion, the agency said Tuesday, as total assets climbed to P1.23 trillion by end 2025. Its gross investment portfolio expanded 41 percent to P190.13 billion, an increase of P55.27 billion from a year earlier, underscoring what officials described as disciplined portfolio management amid volatile markets.

    A hefty slice of funds remained parked in government securities, complemented by time deposits, corporate bonds and preferred shares, all subject to stringent internal safeguards. 

    The conservative mix reflects Pag-IBIG’s dual mandate to preserve capital and generate steady returns for millions of members.

    Housing related assets still dominated the books at P922.07 billion, while P96.41 billion were in short term loans. Income generating investments accounted for roughly P190 billion, with the rest spread across cash and other assets.

    Housing Secretary Jose Ramon P. Aliling, who chairs the board, said the gains strengthen support for affordable loans, including those aligned with the government’s Expanded 4PH housing drive. 

    Chief executive Marilene C. Acosta added that higher investment income translates into stronger dividends for members.

    Under its charter, Pag-IBIG returns at least 70 percent of annual net income as dividends, a structure that makes investment performance pivotal. The 2025 surge not only boosts members’ savings but also expands lending headroom at a time when housing demand remains elevated.

    The broader takeaway is clear. 

    Steady, rules based investing is proving critical to sustaining dividend competitiveness and long term housing finance capacity, an equation central to Pag-IBIG’s social mandate and financial resilience.
