CLI, NTT UD Asia expand Metro Manila footprint

Cebu Landmasters, Inc. (CLI) is doubling down on its alliance with NTT UD Asia Pte. Ltd. (NTTUDA), a unit of Japan’s NTT Urban Development Corp., with a second joint venture that signals a bigger push into the National Capital Region.

The partners are set to develop a multi-phase, eight-tower Japanese-inspired residential and retail estate in Pasig City, marking their sophomore collaboration in the Philippines. The project will be undertaken through CLI Luzon Ventures Inc. and is slated for launch by end-2026.

The expansion builds on the success of The Wave Towers at Cebu IT Park, launched in 2024, which laid the groundwork for a broader strategic partnership between the Cebu-based developer and its Japanese backer.

Positioned along a major Pasig thoroughfare, the upcoming estate will blend efficient space planning, sustainable design features, curated amenities, and community-centric retail components. The goal: drive long-term property value while embedding Japanese design discipline into a high-growth Metro Manila corridor.

CLI Chairman and Chief Executive Officer Jose Soberano III described the venture as a defining step in the company’s evolution into a national developer, citing deepening trust and shared standards with its foreign partner.

Rhe Pasig project represents for NTTUDA a geographic expansion and a chance to apply expertise honed in Japan and other overseas markets to a fast-growing Philippine urban center.

The deal underscores geographic diversification of CLI beyond its Visayas-Mindanao stronghold—and growing foreign confidence in its ability to execute large-scale, mixed-use developments in the country’s most competitive property market.
