DMCI expands into offices with Makati mixed-use project 

DMCI Project Developers Inc. (DMCI-PDI) is entering the commercial office market with its first office tower in Makati, broadening its property portfolio as demand increasingly shifts toward transit-oriented, sustainable workplaces despite a still-elevated vacancy environment.

The Quadruple A developer on Thursday unveiled One Fortis Plaza, a 17-story office development along Chino Roces Avenue, marking its expansion beyond residential projects and reflecting growing confidence in the long-term prospects of Metro Manila’s office sector.

The move comes as developers recalibrate their office strategies to meet changing workplace preferences, with companies placing greater emphasis on accessibility, operational efficiency, and green building features rather than simply expanding floor space.

One Fortis Plaza forms part of the Makati Southwest Gateway redevelopment, a mixed-use district envisioned to transform a stretch of Chino Roces Avenue into a commercial, residential, and lifestyle hub. The project also offers convenient access to the Makati central business district, Bonifacio Global City, Ninoy Aquino International Airport, the Mall of Asia complex, and Aseana City.

Its biggest draw is its location just 300 meters from the MRT-3 Magallanes Station, underscoring the growing appeal of transit-oriented developments as companies seek to make office commutes easier while encouraging more employees to return to the workplace.

“As more companies prioritize accessibility and convenience for their employees, we see a growing demand for office spaces located near major transportation hubs,” said Dennis Yap, vice president for project development.

“With its proximity to the MRT-3 Magallanes Station and key business districts, One Fortis Plaza offers businesses a location that can help make daily commutes more convenient while keeping them connected to major commercial centers,” he said.

Scheduled for completion in April 2028, the project will rise on a 2,400-square-meter site and feature 15 office floors with efficient 1,400-square-meter floor plates.

DMCI-PDI said the building will incorporate sustainability features and pursue EDGE green building certification while sharing selected amenities with the adjacent Fortis Residences. The project reflects a broader shift in commercial real estate, where integrated mixed-use developments are increasingly viewed as more resilient by combining offices, homes, and lifestyle destinations in locations anchored by mass transit.
