Ayala Land Inc.’s 290-hectare Cresendo estate in Tarlac is moving closer to becoming a full-scale industrial and urban center, with most industrial lots leased and major road, school, and commercial projects advancing alongside factory development.
Its 32-hectare industrial park has attracted manufacturing, logistics, and distribution companies and is expected to generate up to 2,000 jobs as locators begin operations.
The estate’s connectivity is also improving. The Luisita Access Road linking it to the SCTEX South Interchange Luisita Exit has been widened from two to six lanes, while the SCTEX Luisita Exit North Interchange is targeted for completion by the fourth quarter of 2027.
Cresendo is linked to SCTEX, TPLEX, NLEX, CLLEX, and MacArthur Highway, giving businesses access to Clark International Airport, New Clark City, and other Central Luzon growth centers.
Beyond roads and factories, the estate is building a local workforce to support its industrial base. Don Bosco Senior High School now has 800 students and is preparing technical-vocational courses in automotive, machining, electrical, and electronics skills aligned with the needs of companies locating in the estate.
The 47-hectare downtown is likewise beginning to generate commercial activity, anchored by a 4,032-square-meter MerryMart supermarket and supported by dining, convenience, wellness, and lifestyle establishments.
“Cresendo is set to grow with the community around it,” Cresendo Senior Project Development Head Rica Balbido said.
The development is designed to combine industrial activity with housing, education, retail, and other services, a model increasingly being adopted in Central Luzon as industrial growth spreads beyond traditional manufacturing zones.
At full build-out, Cresendo is projected to accommodate about 54,000 residents, 5,000 students, and 2,000 workers.
For Ayala Land, the challenge now is execution. The industrial lots may provide the economic engine, but roads, skilled workers, schools, and commercial services will determine how quickly that engine translates into a functioning growth center for Tarlac.
