Hotel101 Global Holdings Corp., an asset-light, prop-tech hospitality platform and a subsidiary of listed DoubleDragon Corp., has signed definitive and binding agreements to develop a 766-room Hotel101 property in the heart of Melbourne’s central business district, marking a major milestone in its global expansion push.
The project, dubbed Hotel101-Melbourne, will rise at 540 Flinders Lane, a prime CBD location known for its laneways, street art, boutique retail, and proximity to major commercial and lifestyle hubs. Completion is targeted for 2029, subject to customary national, regional, and municipal regulatory approvals.
The Melbourne development brings Hotel101’s globally standardized “condotel” business model to Australia, extending a concept that combines hotel operations with individually owned units under a uniform brand and operating platform.
The company said the expansion strengthens its strategy of scaling rapidly across key global cities through an asset-light approach.
Hotel101-Melbourne is projected to generate about AUD323.6 million (around P12.6 billion) in sales revenue and is positioned to benefit from Melbourne’s strong tourism and events-driven demand.
The site offers immediate access to Flinders Street and Southern Cross train stations, free tram zones, Southbank entertainment precinct, and major landmarks such as Federation Square and the Yarra River.
The location is also expected to capture steady demand from Melbourne’s calendar of major international events, including the Australian Open, Formula 1 Australian Grand Prix, Melbourne Cup Carnival, and the Melbourne International Comedy Festival, which consistently lift hotel occupancy across the city.
The property is planned to offer four-star amenities at accessible price points, including meeting rooms, a conference center, all-day dining, swimming pool, full-size gym, rooftop bar, and business facilities—consistent with Hotel101’s standardized offerings worldwide.
The Melbourne project underscores Hotel101 Global’s ambition to build a globally recognizable hospitality brand while leveraging technology, standardization, and scale to compete in major urban markets.
