Villa Escudero Corp., the company behind the well-known tourist destination in Tiaong, Quezon, has started building its first major commercial and retail project as it expands into property development.
The project, called “The Central,” is a 2.14-hectare mixed-use development located near the future Tiaong exit of the South Luzon Expressway (SLEX). It is expected to become a key commercial hub along the Quezon–Laguna–Batangas corridor.
The plan includes two low-rise buildings of about 600 square meters each, along with commercial lots ranging from 500 to 2,400 square meters. The site is designed for ready utility connections to support quick business setup.
A 1,600-square-meter restaurant space is also planned for an international brand, although the tenant has not yet been named.
Company officials said the development is expected to start operations in the third quarter of 2026, in time with the opening of the Tiaong SLEX exit later in the year.
Villa Escudero also plans a second phase covering 7 to 9 hectares by 2027, which will add more commercial spaces. However, the company confirmed that high-rise condominiums will not be included due to local zoning restrictions.
The project aims to support local businesses, create jobs, and serve increasing traffic and logistics activity brought by new infrastructure in Southern Tagalog.
Company president Rosalie Escudero said the development represents new economic opportunities for the region as improved highways connect more areas to the area’s growing commercial activity.
