SM Prime revamps Susana Heights Estate with amenities

SM Prime Holdings Inc., the property development arm of the Sy Group, is stepping up its push into the premium residential segment with a phased transformation of Susana Heights Village, signaling continued confidence in demand for low-density, high-value suburban estates despite a softer macroeconomic backdrop.

Through its Signature Series brand, the developer will begin estate upgrades in the third quarter of 2026, starting with a comprehensive redevelopment of the main clubhouse. The initial phase includes new covered tennis courts, an indoor air-conditioned basketball court, a fitness gym, a social hall, and a chapel—amenities designed to reposition the estate as a fully integrated lifestyle community rather than a traditional subdivision.

The move comes after strong buyer interest during the relaunch of lot inventory in November 2025, which drew demand for larger, lot-only properties ranging from 500 to 900 square meters. The response underscores a niche but resilient market for spacious residential lots within established estates, particularly among high-income end-users seeking customization and exclusivity.

“We continue to see strong interest in premium, low-density developments despite broader macroeconomic headwinds,” said Jose Juan Jugo, executive vice president and head of Signature Series.

Beyond internal amenities, SM Prime is also reshaping the broader estate environment. A key component is an 8,000-square-meter neighborhood retail hub designed to serve as the community’s commercial and social anchor. The planned hub will house essential services including a supermarket, banks, dining options, a clinic, salons, a café, and a multi-purpose park. Construction is targeted to begin in the first quarter of 2027.

Market observers note that such estate-led retail integration reflects a broader shift in premium residential development, where convenience and lifestyle infrastructure increasingly drive long-term value appreciation and buyer preference.

Susana Heights benefits from strategic connectivity, with direct access to the South Luzon Expressway and the Muntinlupa-Cavite Expressway, linking residents to key business districts across Metro Manila and CALABARZON. Planned improvements to the estate’s main access point are expected to further enhance mobility and ease congestion.

The redevelopment signals SM Prime’s continued focus on transforming legacy suburban estates into self-contained, amenity-rich communities, positioning Susana Heights for sustained demand among upscale residential buyers.
