Singapore’s USEL eyes Philippine logistics, data center investments

Singapore-based Universal Success Enterprises Limited (USEL) is exploring investments in logistics parks and data centers in the Philippines, underscoring growing foreign interest in sectors benefiting from the country’s expanding digital economy and infrastructure buildout.

The potential expansion was discussed during a meeting between Department of Trade and Industry (DTI) Secretary Cristina A. Roque and USEL Founder and Chairman Prasoon Mukherjee on the sidelines of the Singapore Business Federation ASEAN Conference in Singapore.

Roque welcomed the company’s interest, saying the proposed investments align with the Marcos administration’s strategy of attracting high-value, infrastructure-led investments that support economic modernization.

“We highly welcome USEL’s interest to invest in our logistics and data center industries. Mr. Mukherjee and USEL are no strangers to the Philippines, and their strategic shift toward large-scale infrastructure presents an opportunity for collaboration,” Roque said.

She said the government’s enhanced fiscal incentives under the CREATE MORE Act, together with the country’s rapidly expanding digital economy, have strengthened the Philippines’ appeal to global infrastructure investors.

To facilitate potential projects, Roque said the DTI is prepared to present investment opportunities in economic zones administered by the Philippine Economic Zone Authority, Clark Development Corp., Subic Bay Metropolitan Authority and other investment promotion agencies to help the company identify suitable locations.

USEL is familiar with the Philippine market, having operated the local master franchise of Outback Steakhouse from 2010 to 2022. The company has since shifted its focus toward infrastructure and is now exploring partnerships with local firms, including the PLDT Group, to participate in the country’s fast-growing data center ecosystem and modern logistics sector.

The planned expansion comes as demand for digital infrastructure accelerates, fueled by cloud computing, artificial intelligence, e-commerce and enterprise digitalization. At the same time, rising manufacturing activity and supply chain diversification are driving demand for modern logistics facilities nationwide.

With the Philippine data center market projected to reach USD2.48 billion by 2031, the country is increasingly positioning itself as a regional digital infrastructure hub. For investors such as USEL, the combination of strong domestic demand, competitive development costs and investment incentives is creating opportunities that extend well beyond traditional real estate into long-term infrastructure assets.
