Avida Land is building climate resilience into its residential projects, using flood assessments, stormwater controls, and water- and energy-efficient features to reduce property risks as extreme weather becomes more frequent and severe.
The property developer said its ClimAdapt framework integrates climate-risk considerations into site planning, engineering, and building design, aligning with parent Ayala Land Inc.’s broader sustainability and resilience strategy.
Under the framework, flood-risk assessments help determine the placement of buildings, roads, drainage systems, and other site infrastructure. The approach is intended to manage stormwater during intense rainfall and reduce developments’ exposure to flooding.
In house-and-lot projects Crescela Nuvali and Amaia Scapes Rizal, Avida uses detention ponds to temporarily hold excess rainwater during heavy downpours. The facilities help manage peak runoff and reduce pressure on surrounding drainage systems, while their surrounding areas can also form part of landscaped open spaces.
Climate measures are also being incorporated into Avida’s condominium developments.
Rainwater harvesting systems collect rainfall for landscape irrigation and other non-potable uses, reducing reliance on treated water. Low-flow plumbing fixtures are likewise designed to curb water consumption.
Some units use low-solar-heat-gain glass, which limits heat entering interiors while allowing natural light. This can help reduce cooling requirements and, in turn, electricity consumption.
The measures come as extreme weather continues to pose risks to Philippine communities and property. In late August, persistent rains linked to an enhanced southwest monsoon triggered flooding, landslides, and infrastructure disruptions in parts of Luzon.
For developers, the financial case for resilience extends beyond environmental considerations. Incorporating risk controls during project planning can potentially reduce future damage, operating costs, and disruption while making properties better equipped to withstand changing weather patterns.
Avida said addressing climate risks early in the development process can strengthen communities’ capacity to respond to extreme weather while protecting the long-term value and usability of residential projects.
