Pampanga’s property market is set for sustained growth as investments in Clark draw workers, migrants and homebuyers, driving housing demand faster than in neighboring Central Luzon provinces, according to Hausland Holdings Inc.
Hausland chief executive Ryan Tan said the Clark-Angeles-Mabalacat-San Fernando corridor remains the province’s strongest property market, with some residential projects selling out within a week of launch.
“We get to have sold-out inventory in a week’s time phenomenon in that area,” Tan said, pointing to continuing investments in Clark and the emerging Luzon Economic Corridor as key demand drivers.
The market is drawing workers relocating to Pampanga, young professionals entering the workforce and overseas Filipino workers looking to buy homes, he said.
“Pampanga is unique because of Clark. I mean, I must admit that,” Tan said, adding that the province is outperforming neighboring Bataan and Zambales.
Clark’s expansion is also pushing development toward emerging residential areas, particularly Porac and Magalang.
Tan described Porac as the natural westward extension of the Clark-Angeles growth corridor, although he expects development there to lag more established urban centers as infrastructure and economic activity continue to build.
Still, the strong demand does not eliminate the risk of oversupply. Tan said developers need to be disciplined in pricing and project launches as competition intensifies.
Hausland is taking a phased approach to development and aims to price its properties at least 10 percent below comparable projects from major national developers. The company is also expanding its affordable and socialized housing portfolio to reach a wider range of buyers.
For Pampanga, the property story increasingly hinges on whether housing supply can keep pace with Clark’s expanding economic base without outrunning local purchasing power.
Tan said sustained growth would depend on that balance, as well as the continued expansion of Clark’s investments and employment opportunities.
