Hotel101 eyes EUR85.8M revenue from Milan project

Hotel101 Global Holdings Corp. has locked in a joint venture to build a roughly 429-room Hotel101 in San Donato Milanese, the Nasdaq-listed hospitality platform’s boldest push yet into Europe.

The move extends the company’s globally standardized “condotel” model into one of Italy’s most economically vibrant corridors and signals accelerating momentum behind its asset-light, prop-tech strategy.

The upcoming Hotel101-Milan will rise on a 1.4-hectare prime site along the Autostrada del Sole, just 8.4 kilometers from the Duomo di Milano and steps from major corporate and mobility hubs. San Donato Milanese, home to the ENI headquarters, already hosts prominent hotels including the Crowne Plaza Milan Linate, Novotel Milano Linate Airport and Best Western Hotel, positioning the new development to tap into both business and leisure demand.

The project’s strategic advantages are clear: only 7.1 kilometers, or a seven-minute drive, from Linate Airport—Italy’s gateway for over 10.6 million passengers in 2024—and about five minutes from Metro Milano San Donato, linking guests directly to the Duomo via the M3 line in roughly 12 minutes.

Hotel101 projects approximately EUR85.8 million in sales revenue once all units are sold at an expected EUR200,000 price point. The Milan venture joins ongoing developments in Niseko, Madrid and Los Angeles, reinforcing the brand’s global rollout of standardized, affordably priced 4-star accommodations with modern rooms, 24/7 reception, all-day dining, a 25-meter lap pool, full gym, function spaces and family-friendly amenities.

Slated for completion in 2028, Hotel101-Milan is designed with energy-efficient features, solar panels and community-focused amenities—an investment the company expects will spur local jobs, foreign capital and tourism growth.
