    Megaworld raises stake on office future

    Property giant Megaworld Corp. is expanding its office platform with the launch of a new leasing group, a move aimed at reinforcing its position as the Philippines’ largest office developer while advancing its goal of building a 2-million-square-meter leasable office portfolio.

    The company said Megaworld Global Offices will work alongside its existing Megaworld Premier Offices unit to speed up the rollout of new office developments, particularly in fast-growing regional markets such as Ilocos, Pampanga, Cavite, Bacolod, and Cagayan de Oro. 

    The strategy reflects Megaworld’s view that demand for office space remains resilient, even as hybrid work arrangements and artificial intelligence reshape how companies operate.

    “We continue to see strong demand for office spaces in the country,” said Megaworld President and CEO Lourdes T. Gutierrez-Alfonso. “These digital advancements are fueling growth across industries and creating opportunities for finance, IT, and healthcare professionals.”

    Megaworld Global Offices will be headed by Francisco Roxas, a real estate industry veteran with more than 30 years of experience in development and property management, including extensive executive leadership roles. 

    The company said Roxas will focus on attracting more multinational firms, including Fortune 500 companies and startups, to Megaworld’s expanding portfolio.

    Already the country’s largest office developer, Megaworld has over 1.6 million square meters of office space across nearly 90 towers nationwide. 

    These developments house more than 200,000 employees, mostly from the BPO and corporate sectors, and are concentrated in master-planned townships that have evolved into major cyberparks such as Eastwood City, Uptown Bonifacio, McKinley Hill, McKinley West, and Iloilo Business Park.

    Global companies including Google, Coca-Cola, IBM, Accenture, and Wells Fargo have chosen Megaworld townships as their Philippine base. 

    The company also made history with the country’s largest single office lease after developing JPMorgan Chase & Co.’s global service center in Uptown Bonifacio, now operating from two LEED-certified towers totaling 150,000 square meters.

    The continued expansion of Megaworld in the office space signals confidence in decentralized growth beyond Metro Manila, as firms seek greener, integrated workspaces closer to talent pools in the provinces.
