Rockwell Land profit surges 46% on property growth

Rockwell Land Corp. delivered a stronger first half in 2026 as robust residential sales and an expanding commercial business pushed revenue and profit sharply higher, while also allowing the property developer to raise its dividend to a record level.

Consolidated revenue climbed 41 percent to P13.5 billion from P9.6 billion a year earlier, while consolidated net income jumped 46 percent to P3.03 billion from P2.07 billion.

Net income attributable to the parent company rose 42 percent to P2.7 billion from P1.9 billion, underscoring the broad-based improvement across the group’s businesses.

Residential development remained the main earnings engine, generating P10.2 billion, or 76 percent of total revenue. Real estate sales increased 37 percent, supported by steady demand for premium residential projects and higher completion levels at developments including Edades West in Makati and Cabo San Diego in Batangas.

Commercial development provided another strong growth leg, with revenue rising 55 percent to P3.32 billion, accounting for 24 percent of group revenue.

Retail was particularly strong, with revenue surging 73 percent to P2.3 billion from P1.38 billion a year earlier. The increase reflected the consolidation of Alabang Commercial Corp., along with higher average rental rates and improved occupancy across Rockwell Land’s retail portfolio.

The stronger earnings also reached shareholders. The company declared a cash dividend of P0.1547 per common share, 28 percent higher than last year and its highest payout to date.

The dividend, equivalent to 20 percent of prior-year net income attributable to the parent under Rockwell Land’s policy, will be paid on Sept. 11 to shareholders on record as of Aug. 19.

The first-half results point to a more diversified earnings base for Rockwell Land, with residential projects continuing to anchor growth while commercial and retail assets increasingly contribute to recurring income.

The mix could provide the company with greater resilience as property demand shifts, particularly as completed projects move from construction and sales into income-generating commercial operations.
