SM Prime’s FiveE-com Center earns LEED Gold certification

SM Prime Holdings Inc. said Monday that its FiveE-com Center at the Mall of Asia complex in Pasay City has earned LEED Gold certification for Operations and Maintenance, adding to the company’s portfolio of sustainable office buildings.

The 15-story, twin-tower office development was certified under the LEED v4.1 framework for existing buildings, which measures energy use, water efficiency, indoor air quality, and building management.

FiveE-com Center has more than 93,000 square meters of leasable space, with large floor areas designed for flexible office layouts. SM Offices vice president and head Alexis Ortiga said the certification shows the building meets modern business needs while operating efficiently.

The property uses automated systems to monitor energy use in real time and adjusts cooling based on occupancy. It also uses ventilation systems that improve indoor air quality while lowering energy demand. Open-air features such as gardens, decks, balconies, and koi ponds are spread throughout the complex to support employee wellness.

The building includes electric vehicle charging stations, bicycle facilities, and covered walkways linking it to SM Mall of Asia and a transport terminal, helping reduce commuting emissions. Its integration with retail and transport facilities also allows employees to access services without extra travel.

With FiveE-com Center’s certification, SM Prime now has six LEED Gold-certified office buildings nationwide. Other office projects, including OneE-com, TwoE-com, and the upcoming SixE-com Center, are also pursuing LEED certification.
