Federal Land Inc. is expanding its residential footprint in Bonifacio Global City with the opening of Aki Tower, the third residential tower of The Seasons Residences, as demand builds around the mixed-use district.
The new tower adds to a Philippine-Japanese property partnership that has developed The Seasons Residences alongside Mitsukoshi BGC, bringing together Federal Land, Nomura Real Estate, and Isetan Mitsukoshi.
Federal Land Chairman Alfred Ty said the project now has close to 1,000 residents, marking a shift from construction milestones toward building an established residential community.
“For us, this is perhaps the most meaningful measure of how far this partnership has come—not simply in the buildings that we have completed, but in the community we are building together,” Ty said.
The partnership began with a 2013 meeting in BGC, followed by market research from 2014 to 2017. The project broke ground in 2017, but construction was disrupted by the COVID-19 pandemic before resuming in 2022.
Mitsukoshi BGC opened in 2023, followed by the turnover of Haru Tower in 2024 and Natsu Tower in 2025. Aki Tower now further expands the residential component of the integrated development.
The project gives Federal Land a larger residential base within one of Metro Manila’s key business districts, where proximity to offices, retail, dining, and transport infrastructure continues to support demand for high-end housing.
Taguig Mayor Lani Cayetano said developments such as The Seasons Residences are contributing to local economic activity and opportunities while strengthening the city’s competitiveness.
Japanese Embassy Minister-Counsellor Maya Hamada said the project also demonstrates how Japanese design and disaster-resilience expertise can be adapted to Philippine conditions.
Beyond the towers, the development highlights the growing role of cross-border partnerships in bringing capital, design expertise, and new residential concepts into the Philippine property market.
