Damosa Land lines up Mindanao office, industrial, hospitality expansion

Damosa Land Inc. is lining up fresh investments across office, industrial, residential, and hospitality developments in Mindanao, targeting sustained demand as the region attracts more business and tourism activity.

The Davao-based property developer expects revenue to grow 10 percent in 2026 from 2025 despite headwinds early in the year from the Middle East crisis, President and CEO Ricardo “Cary” Lagdameo said.

Damosa is planning a golf-oriented residential and leisure development in Davao City featuring four mid-rise condominium buildings and 18 villas.

More immediately, the company plans to spend about P2 billion to P2.5 billion to redevelop its business park, including three new mid-rise office buildings over the next three to four years. Construction of the first building could begin in 2027.

The expansion comes as Damosa’s office portfolio reaches about 95 percent occupancy, with only two to three small units remaining for lease.

“The numbers just show that it still makes sense to build offices,” Lagdameo said.

The redevelopment will focus on green buildings, walkability, and a campus-style environment, he said.

Damosa is also preparing to expand the Anflo Industrial Estate in Panabo, where about 15 hectares remain available for two to three major locators.

The industrial estate has drawn about P8.5 billion in combined investments from the developer and locators and supports nearly 2,000 workers.

“We focus on the whole ecosystem, not just focus on the land,” Lagdameo said, pointing to production, logistics, and access to nearby ports as part of the estate’s value proposition for investors.

Hospitality is another growth area. Damosa’s TRYP by Wyndham condotel in Samal has sold 81 of its 90 units since its January launch.

“The takeup has been very encouraging,” Lagdameo said, adding that Damosa is “very bullish” on tourism and hospitality.

The company is targeting completion of the TRYP project by the third or fourth quarter of 2028.

The pipeline underscores Damosa’s strategy of building across complementary property segments, from offices and industrial estates to residential, leisure, and tourism projects, as it expands its footprint in Mindanao.
