Visa doubles Philippine office footprint with SM lease

Visa Inc. is more than doubling its Philippine office footprint to about 9,000 square meters, expanding its base at the SM Mall of Asia Complex as it grows its local operations.

SM Offices, the commercial leasing arm of SM Prime Holdings Inc., said it signed an expansion lease with Visa covering about 9,000 square meters at Four E-com Center.

Visa will relocate from about 4,000 square meters at Five E-com Center, adding roughly 5,000 square meters to its office space, or a 125 percent increase.

The new facility will house the Visa Philippines Solution Center and consolidate administrative, financial, and technology functions under a 24/7 operating model. It will also provide capacity for future expansion.

The expansion provides a fresh boost to the Philippine office market, particularly for large-format developments that can accommodate multinational companies with multiple business functions.

“Today’s workplace plays a far more strategic role in organizational performance. Large companies are increasingly looking for spaces that can bring more of their operations together while giving them the flexibility to grow over time,” SM Offices Vice President and Business Unit Head Alexis Ortiga said.

Visa Philippines Solution Center Site Lead Chari Dela Cruz said the E-com campus provides the accessibility and amenities needed by the company’s growing team.

Four E-com Center is a LEED Gold-certified development comprising three towers and is directly connected to SM Mall of Asia through an all-weather bridgeway.

The lease expansion comes as companies continue to balance hybrid work arrangements with requirements for larger facilities that support technology, collaboration, and round-the-clock operations.

The deal expands Visa’s presence within the E-com campus while highlighting the continued role of large, integrated office developments in supporting multinational operations in the Philippines.
