Century Properties Group (CPG) is putting P5.6 billion into a premium housing project in General Trias, Cavite, as it expands beyond Metro Manila to capture rising residential demand around Southern Luzon’s growing industrial and employment centers.
CPG formally opened the show village of Cerulean Residences on Saturday, marking the commercial rollout of the 25-hectare development, which will offer more than 1,100 homes.
Soft-launched in February under Century Limitless Corp., Cerulean expands CPG’s premium residential business into horizontal housing, adding a new product to a portfolio better known for condominium developments.
The project also deepens CPG’s two-tier strategy in Cavite. Cerulean targets premium buyers, while PHirst, the group’s affordable first-home brand, serves a broader mass market.
“By balancing our PHirst and Premium residential segments, we are able to sustain growth while expanding our footprint,” CPG Managing Director Carlo Antonio said.
Located along Arnaldo Highway in Barangay San Francisco, Cerulean is positioned near the Cavite-Laguna Expressway and CAVITEX, giving residents access to industrial and commercial centers that are helping drive employment and population growth in the area.
Antonio said General Trias already has the jobs and infrastructure supporting sustained housing demand, while premium residential supply remains limited.
“General Trias is a location that the market has already chosen,” he said.
Cerulean will feature two-storey homes, green spaces, water attractions, resort-inspired amenities, and a planned commercial hub. Homes will include two-car garages with provisions for electric vehicle chargers.
The project tests whether CPG’s premium residential model can translate from high-rise developments to larger horizontal communities as demand spreads across CALABARZON.
The move reflects a broader shift in property demand. Improved connectivity and the growth of industrial and commercial centers are allowing developers to follow households closer to employment hubs outside the capital.
