Ayala Land Premier starts Gardencourt unit turnover

Ayala Land Premier has begun turning over units at Gardencourt Residences in Arca South, Taguig, as parent Ayala Land Inc. (ALI) focuses on accelerating project completion and home deliveries across its residential pipeline.

Gardencourt is Ayala Land Premier’s second residential development in the 74-hectare Arca South estate. The 2.1-hectare project will comprise five mid-rise towers, with Molave, the first building, offering 134 units.

As of the second week of September, four buyers had accepted their units, while one homeowner had already moved in.

The initial turnover comes as ALI steps up the delivery of previously launched residential inventory. The property developer turned over nearly 6,000 residential units across 40 projects in the first half of 2026 and is targeting about 13,000 units for the full year.

The delivery push places greater emphasis on execution as developers work to convert existing project pipelines into completed homes and revenue.

Gardencourt is designed around open spaces, with its five residential buildings surrounded by parks on three sides and a central 5,000-square-meter private courtyard.

Units range from 68 to 261 square meters, with no more than 12 residences per floor. Features include expansive windows, private balconies, and higher ceilings, while Molave has its own Sky Garden.

Singapore-based Habitus Design Group designed several amenities, including the Fitness Center, Garden Pavilion, and Garden Lobby.

The development also incorporates Arca South’s stormwater infrastructure, including an underground detention system capable of temporarily storing about 2.5 million liters of excess rainwater.

Gardencourt’s location provides access to Ayala Malls Arca South, Landers Arca South, and Healthway Cancer Care Hospital.

The project adds to Ayala Land Premier’s residential footprint in Arca South as ALI continues to build out the estate and deliver homes from its broader development pipeline.
