Federal Land Inc. is deferring the permanent redevelopment of the former Lexus Manila flagship showroom in Bonifacio Global City, choosing to operate the prime property as an events venue while waiting for market conditions to support a higher-value project.
Federal Land Chairman Alfred Ty said the company had considered another residential development for the property at the corner of 8th Avenue and 34th Street, but decided the timing was not yet right.
“This one is supposed to be another development, residential, something worth its while because of the location, but maybe not the right time,” Ty said.
Instead, Federal Land plans to transform the property into an events venue called the Solarium, allowing the company to generate interim use from the site without locking it into a permanent development.
Ty emphasized that the decision does not signal a change in the property’s long-term prospects. Its prominent corner location in BGC, he said, makes it suitable for a development that fully captures its value.
The property became available after Lexus Manila transferred its flagship operations to the larger Lexus Manila Gallery in Grand Central Park.
Ty, who also chairs Toyota Motor Philippines, said the new facility was needed as Lexus required more space, particularly for servicing.
“We have a new showroom now for them down the street, and it’s bigger because they are needing more space, more service,” he said.
Asked if the former showroom could eventually become another residential project, Ty replied, “Yes, definitely.”
The temporary conversion gives Federal Land flexibility while it assesses the timing and economics of a permanent project in one of BGC’s most valuable locations.
The approach also reflects a broader consideration for property developers in a premium market. Rather than rushing to commit capital to a major project, Federal Land can preserve the site’s development potential while putting it to productive use in the meantime.
The Solarium will momentarily occupy the property, but Federal Land’s longer-term plan remains development. The company is effectively waiting until a project is strong enough to justify giving up a prime BGC corner.
