Athens Golden Visa opens first in Philippines

Golden Visa Centrale (GVC) has chosen the Philippines as its exclusive global launchpad for a new EUR250,000 Athens property investment, tapping into surging local demand for international mobility and lucrative asset diversification.

Dubbed Athena Arts House, the prime central Athens development converts a historic listed building into a managed hospitality property. Developed by Arish Capital Partners and managed by an international hotel operator, the project offers a secure entry point into Greece’s sought-after golden visa program. Successful applicants secure renewable residency rights and visa-free travel across the Schengen Area, paired with a lucrative 6 percent annual fixed rental income for the first five years. Returns from the sixth year onward will adapt dynamically to hotel operating performance.

GVC founder and president Vicky Luis noted that the strategic Philippine premiere follows the swift sell-out of the firm’s previous Greek venture.

“The response to our previous Greece offering showed us that Filipino investors are looking at these opportunities from both a mobility and investment perspective,” Luis stated.

Demonstrating strong market momentum, GVC has successfully assisted roughly 400 families across its portfolio of residency programs, posting an impressive 25 to 30 percent business growth rate alongside 50 dedicated applicants for its Greek initiatives.

Beyond financial returns and EU residency privileges, the investment package sweetens the deal by granting eligible buyers seven days of complimentary annual property use. 

While the initial five-year window guarantees a defined income stream, prospective investors should note that subsequent yields remain tied to hotel operating results, introducing standard hospitality sector variables beyond the initial guarantee period.
