Pag-IBIG Fund and Megawide Construction Corp. have reached a key construction milestone for the Expanded Pambansang Pabahay para sa Pilipino Program (4PH), with two buildings at JAB Residences in Dasmariñas City, Cavite completing their main structural works.
The Oct. 1 topping-off ceremony, held as National Shelter Month began, moves the project closer to delivering nearly 4,000 planned homes. Finishing works and other construction activities will continue before units are turned over to qualified buyers.
JAB Residences is planned to comprise 17 five-story buildings, with each 27-square-meter unit priced at P1.5 million. Qualified buyers can access Pag-IBIG housing financing, including subsidized 3-percent annual loans for eligible socialized housing borrowers under Expanded 4PH.
Pag-IBIG Fund Board Chairman and Department of Human Settlements and Urban Development Secretary Jose Ramon Aliling said the milestone reflects an effort to expand housing supply while maintaining affordable financing. He also credited cooperation among national and local governments, Pag-IBIG and private developers.
The project also builds on the government’s push to use construction technology to speed up housing delivery. Earlier this year, President Ferdinand Marcos Jr. visited Megawide’s precast plant in Taytay, Rizal, where he inspected technologies being used for housing construction.
Pag-IBIG invested ₱10 billion in Megawide preferred shares in 2025 to support the development of 7,143 housing units. The investment carries a 9-percent annual return.
Pag-IBIG CEO Marilene Acosta said the arrangement enables members’ savings to earn returns while helping finance additional housing supply.
For larger housing loans, promotional rates of 4.5 percent and 5.75 percent are available until Dec. 31, 2026, broadening financing options as the project progresses toward completion.
