Megaworld Corp. and Federal Land Inc. are preparing separate partnerships with Pag-IBIG Fund to widen access to affordable homes, adding two major property players to the government’s expanding housing drive.
The developers showcased their residential projects Monday, October 19, at the opening of the 2nd National Housing Expo 2026, underscoring growing private-sector participation in the Expanded Pambansang Pabahay para sa Pilipino (4PH) Program.
The initiative aims to make homeownership more attainable through subsidized financing and a wider selection of residential properties for qualified buyers.
Organized by the Department of Human Settlements and Urban Development (DHSUD) and Pag-IBIG Fund, the two-day expo at the SMX Convention Center Manila in Pasay City features more than 80 developers offering approximately 50,000 housing units.
Megaworld and Federal Land’s planned agreements would add to an expanding roster of property firms supporting the program. Developers that have already signed separate agreements with Pag-IBIG include DMCI Homes, Rockwell Land, Robinsons Land, Megawide Construction, Ayala Land’s Amaia and Avida brands, SM Development Corp. and Filinvest Land.
For prospective buyers, financing remains a key draw.
Qualified applicants can access subsidized housing loan rates of 3%, 4.5% and 5.75%, depending on eligibility and loan terms. Promotional financing rates are also available for eligible loans of up to P10 million, broadening options for buyers seeking homes within the program’s financing framework.
DHSUD Secretary Jose Ramon Aliling stressed the importance of credible public-private partnerships in delivering affordable housing, highlighting the role of collaboration between government institutions and private developers in expanding housing opportunities.
The expo, running October 19-20, gives prospective homeowners a chance to compare available properties and consult Pag-IBIG representatives directly on financing options and eligibility requirements.
With thousands of units on display and more developers joining the initiative, the housing expo puts the spotlight on whether expanded financing support and broader property choices can help more Filipino families move closer to owning a home.
