    CLI grows 2024 net income by 8%, doubles project pipeline for 2025

    Cebu Landmasters Inc. (CLI), a leading regional property developer, reported an 8 percent rise in net income for 2024, reaching ₱3.01 billion from previous year’s ₱2.79 billion, driven by sustained demand across the Visayas and Mindanao.

    The company’s consolidated revenue climbed 4 percent to ₱19.52 billion, up from ₱18.81 billion in 2023, buoyed by robust residential sales and high sell-out rates across its mid-market and economic housing brands. The Casa Mira and Garden Series lines accounted for 87 percent of residential sales, with a combined 92 percent sell-out rate, reflecting strong regional demand.

    CLI chairman and CEO Jose R. Soberano III said the company’s performance underscores its ability to adapt to evolving market needs. “Our foundation remains strong and we’re well-positioned for continued growth. Our proven track record, strategic pipeline, and deep roots in VisMin power our momentum as we expand across the country,” Soberano said.

    Highlighting market appetite, CLI’s One Manresa Place in Cagayan de Oro reported ₱4 billion in sales just two days of its launch. The company is capitalizing on this momentum with plans to launch 10 to 12 new projects this year worth ₱36.4 billion—more than double the ₱13.67 billion project value introduced in 2024.

    President and COO Jose Franco Soberano announced a 7 percent increase in capital expenditures to ₱13.83 billion for 2025. Around ₱10.16 billion will go to residential developments, ₱2.57 billion to land acquisition, and ₱1.11 billion to investment properties as CLI accelerates its push into larger-scale township and recurring income projects.

    With continued expansion into emerging markets, CLI positions 2025 as a pivotal year in scaling up its regional growth strategy and sustaining its commercial performance.
