BGC focuses on subway-driven urban growth

The redevelopment of the former Fort Strip along 5th Avenue marks a strategic shift for Bonifacio Global City as the Metro Manila Subway Project advances. The project emphasizes higher-density, mixed-use development designed to maximize future rail connectivity while improving pedestrian access.

A new segment of 7th Avenue now links to 32nd Street, restoring continuity in the district’s street grid and easing traffic between Uptown and High Street. This enhancement supports BGC’s move away from car-dependent patterns and strengthens mobility within the estate.

Joshua M. Bingcang, president and chief executive officer of the Bases Conversion Development Authority, underscored the role of legacy parcels in the city’s growth strategy.

“Parallel to major rail development, we are redeveloping key sites to support higher-density, mixed-use environments that are walkable, connected, and aligned with transit-oriented development principles. This ensures that infrastructure investments translate into improvements in mobility, land value, and urban efficiency,” he said.

The Fort Strip redevelopment is part of a broader update to the BGC Master Development Plan, led by the Bases Conversion and Development Authority with consultancy from SyCip Gorres Velayo & Co.

The plan integrates land use with upcoming transport infrastructure, expands green and walkable spaces, and implements smart systems for traffic and utilities management.

The project illustrates how coordinated estate planning and transit investment can deliver economic and urban benefits.

By positioning Fort Strip as a model of people-focused, transit-anchored development, BGC reinforces its role in shaping Metro Manila’s shift toward a connected, pedestrian-friendly urban environment under the national transit agenda of President Ferdinand R. Marcos Jr.
