Market! Market! will remain a major commercial and transport hub in Bonifacio Global City for more than another decade after the Bases Conversion and Development Authority (BCDA) and Ayala Land Inc. secured a 12-year lease extension backed by a P1-billion modernization program.
BCDA and Ayala Land-led Station Square East Commercial Corp. (SSECC) finalized a 12-year and seven-month extension beginning June 5, 2027, securing the continued operation and redevelopment of the established BGC retail center.
The agreement comes as BGC’s transport network expands, with the planned Bonifacio Global City Station of the Metro Manila Subway set to be integrated with the property.
SSECC will invest P1 billion to modernize Market! Market! and prepare the complex for integration with mass transit infrastructure, potentially increasing its role as a convergence point for retail, rail, road transport and offices.
“We are committed to reinventing and modernizing Market! Market! for its next act,” Ayala Land President and CEO Anna Ma. Margarita “Meean” Dy said.
She said the lease renewal reflects Ayala Land’s strategy of reinvesting in established properties as surrounding communities evolve, allowing mature assets to generate additional long-term value.
For BCDA, the agreement extends the commercial life of one of BGC’s established retail assets while supporting its broader push to maximize the economic and social value of government-owned properties.
BCDA President and CEO Joshua Bingcang said the extension would help advance the agency’s strategy for its assets.
Market! Market! was originally conceived under Ayala Land’s 2000 “Convergence Square” master plan, which envisioned a development combining retail, public transport and civic space.
More than two decades later, the planned subway connection and BCDA’s transit-oriented development strategy could give the property a larger role in BGC’s evolving transport network.
The redevelopment is expected to strengthen Market! Market!’s position as a link between rail, road transport, commerce and workplaces as BGC continues to grow.
