Haus Talk targets 1,500 housing units in Batangas expansion

Listed property developer Haus Talk Inc. (HTI) is expanding its residential footprint in Southern Luzon, planning to develop more than 1,500 housing units on two properties in Batangas as it seeks to capture demand from economic and mid-market homebuyers.

The planned acquisitions cover about 16 hectares in Sto. Tomas and Malvar, adding to the company’s development pipeline over the next five years and beyond.

The larger site, a 9.93-hectare property in Barangay San Roque, Sto. Tomas, is intended for economic housing under Batas Pambansa 220. A nearly six-hectare property in Barangay San Rafael, Malvar, will cater to the mid-market segment under Presidential Decree 957.

Construction is targeted to begin within three to five years, giving HTI time to advance project planning while building a pipeline of future residential supply.

The expansion marks a move beyond the company’s established markets in Rizal and Laguna and broadens its exposure to different housing segments in a region benefiting from residential and economic activity.

“Our expansion is guided by a clear understanding of the market we serve and the homes Filipino families need,” said Francis Madlambayan, HTI head for corporate planning and investor relations.

HTI said it prioritizes land acquisitions with defined development plans and the potential to address housing demand, reflecting a strategy focused on turning property investments into projects rather than holding land for extended periods.

The Batangas developments are expected to complement its existing portfolio, although their contribution to revenue will depend on project execution, market absorption and the timing of construction.

The planned rollout also underscores the importance of balancing expansion with capital discipline as developers navigate construction costs, affordability constraints and evolving demand across housing segments.
