Crescendo set to benefit from SCTEX Luisita expansion

Ayala Land’s Crescendo estate is poised to benefit from the expansion of the SCTEX Luisita Interchange, as improved connectivity strengthens Tarlac’s position as an emerging growth center in Central Luzon.

The Bases Conversion and Development Authority, together with local government units and tollway partners, recently broke ground for the SCTEX Luisita Interchange Expansion Project, which will add dedicated northbound entry and exit ramps to improve access to and from the Subic-Clark-Tarlac Expressway.

The upgraded interchange is expected to ease congestion along MacArthur Highway and improve traffic flow around Tarlac City while providing motorists from Baguio, La Union, Pangasinan, and other Northern Luzon provinces with a more direct route into the city. The project is expected to improve mobility for around 11,200 motorists daily.

For Crescendo, Ayala Land’s 290-hectare master-planned estate, the infrastructure upgrade could sharpen its connectivity to major economic hubs, including Clark International Airport, Subic Bay Freeport Zone, Metro Manila, and Northern Luzon.

“Connectivity is a critical driver of regional development,” said Rica Balbido, estate development head for Central Luzon at Ayala Land Estates.

She said the interchange expansion would improve access to Crescendo and strengthen connections between Tarlac and key economic centers, supporting the estate’s vision as a community where businesses can grow and people can live, work, and thrive.

The timing is significant as Crescendo develops as a mixed-use destination combining commerce, industry, education, and residential communities. Better highway access could enhance its appeal to companies seeking locations outside Metro Manila while making the estate more accessible to residents and workers from surrounding provinces.

The interchange project also illustrates how transport infrastructure can influence the trajectory of emerging regional estates. Improved access can lower travel friction, widen labor catchment areas, and make commercial and industrial sites more viable.

For Tarlac, the upgrade could reinforce the city’s role in the broader Central Luzon economic corridor, linking local developments more efficiently to Clark, Subic, Metro Manila, and Northern Luzon.

For Crescendo, meanwhile, better access to SCTEX could turn location into an even stronger competitive advantage as Central Luzon’s growth gathers pace.
