    Corporate pact cuts energy costs for thousands of residents

    DMCI Homes has partnered with MPower, the retail electricity supply unit of Manila Electric Co. (Meralco), to bring its residential properties into the Competitive Retail Electricity Market (CREM) and the Retail Aggregation Program (RAP). The collaboration, officially launched on Monday, marked the first large-scale adoption of RAP in the real estate sector and paved the way for broader residential access to retail electricity options.

    The onboarding transaction, which aggregates the electricity demand of DMCI Homes’ common areas at Rosewood Pointe in Taguig and Tivoli Garden Residences in Mandaluyong, qualifies the properties under the RAP framework. RAP allows smaller consumers to collectively meet the minimum 500-kilowatt threshold required to enter CREM and choose their electricity supplier—an option previously exclusive to large industrial and commercial users.

    This partnership has already transitioned multiple DMCI Homes properties, including La Verti Residences, Sheridan Towers, One Castilla Place, Flair Towers, Zinnia Towers, and Tivoli Garden Residences, to CREM, allowing them to access MPower’s more competitive electricity rates.

    “This collaboration directly benefits more than 25,000 residents across Metro Manila by reducing electricity costs while supporting more sustainable and reliable energy sourcing,” said Arturo Zamora, vice president of DMCI Homes Property Management Corp. “We’re glad to be connected with MPower as our RES.”

    The Energy Regulatory Commission (ERC) praised the initiative as a breakthrough for consumer empowerment. “This is a major leap forward in democratizing electricity choice, particularly in residential and construction sectors,” said ERC chairperson Monalisa Dimalanta.

    The move aligns with the broader policy thrust of the Electric Power Industry Reform Act (EPIRA), which mandates the promotion of retail competition and open access to electricity supply. By extending choice to residential communities through RAP, the initiative supports the ERC’s long-term goal of a more competitive, consumer-driven electricity market.

    “This partnership underscores our commitment to advancing customer choice across all industries,” said MPower first vice president Redel M. Domingo. “CREM and RAP are essential tools in empowering more Filipinos to make informed energy decisions.”

    The MPower–DMCI Homes partnership signals growing momentum for residential participation in the competitive energy market and sets a strong precedent for other real estate developers to follow.
