    CLI, Xavier University build road linking uptown CDO’s future

    Cebu Landmasters, Inc. (CLI) and Xavier University (XU) are betting big on infrastructure to unlock the next phase of growth in Cagayan de Oro City, breaking ground on the Php120-million Manresa Access Road that will directly connect Uptown and Downtown CDO.

    The two-kilometer, 10-meter-wide road is a joint undertaking built on land contributed by both partners and fully funded by CLI. Once completed in the fourth quarter of 2027, the Manresa Access Road will link Masterson Avenue to Balulang Road, providing a more direct route to the Macasandig Bridge and easing traffic between the city’s fast-growing Uptown area and its commercial core downtown.

    The project was formally launched during a concrete pouring ceremony on January 23, underscoring the partners’ push to deliver infrastructure alongside real estate development. For CLI, the road is a strategic backbone for Manresa Town, its 14.6-hectare integrated university township, while for Xavier University, it strengthens connectivity to its Masterson Campus, branded as the “Campus of the Future.”

    Beyond improving daily mobility for residents, students, workers, and businesses, the access road is designed to support long-term, sustainable urban growth. Shorter travel times, more route options, and safer, more predictable commutes are expected to ease congestion and boost economic activity across Cagayan de Oro.

    The partnership reflects a broader trend among developers to invest directly in public-use infrastructure to unlock land value and ensure the success of large-scale townships. By shouldering the full project cost, CLI accelerates development timelines while aligning its commercial interests with the city’s infrastructure priorities.

    As Uptown CDO continues to expand as an education, residential, and business hub, connectivity has become a critical constraint. The Manresa Access Road aims to address that gap, reinforcing integrated development within Manresa Town and strengthening its seamless link to Xavier University.

    For Cagayan de Oro, the project highlights how private-sector collaboration with academic institutions can help meet evolving infrastructure needs—turning roads not just into transit corridors, but catalysts for urban transformation.
