Southern Luzon is lining up for a major infrastructure boost as Aboitiz Economic Estates pushes ahead with the LIMA Gateway interchange, a project set for completion in 2027 that promises faster logistics, smoother commutes and stronger investor appeal.
The new interchange will link the STAR Tollway directly to LIMA Estate via a six lane access road along J.P. Laurel Highway. The connection is expected to accelerate the movement of goods and workers across the busy Lipa and Malvar corridor while easing congestion at existing toll exits.
Travel time from Metro Manila could fall to under an hour once the link is operational, a shift that industry players say will translate into tighter delivery windows and lower transport uncertainty. For manufacturers and logistics firms operating in Batangas, predictability is currency.
The estate is already served by two STAR Tollway exits with another underway, giving it one of the widest access networks in the province. The LIMA Gateway is designed to build on that footprint and support the next wave of expansion as demand for industrial space in CALABARZON continues to rise.
Aboitiz Economic Estates said strategic infrastructure unlocks growth across entire business ecosystems, from factory floors to surrounding communities. Improved connectivity is seen widening access to jobs, supporting business scale ups and reinforcing Batangas’ role in the Luzon Economic Corridor.
Investors are watching closely. Direct expressway access and expanded capacity strengthen LIMA Estate’s pitch as a long term industrial and commercial hub.
With completion targeted in 2027, the LIMA Gateway is positioning Southern Luzon for faster trade flows, higher mobility and sustained investment momentum.
