New cross-bank auto-debit service debuts for property owners, tenants

The Bank of the Philippine Islands (BPI) and Ayala Land, Inc. (ALI) have rolled out the country’s first interoperable direct debit facility, allowing property buyers and tenants to automatically pay recurring obligations from any participating bank account.

The system covers property amortizations, rent, association dues, and other scheduled payments, ensuring transactions are seamless, secure, and on time. Previously, auto-debit arrangements required both the payer and biller to have accounts at the same bank. The new platform removes this limitation, enabling payments across multiple banks via a regulated clearing house.

The initiative combines BPI’s digital banking capabilities with Ayala Land’s property ecosystem to modernize payments and enhance the customer experience. By automating collection and enabling same-day settlement, the service improves operational efficiency for Ayala Land while reducing administrative tasks and missed payments for customers.

“This first-of-its-kind solution sets a new standard for convenience, reliability, and innovation in payments,” said Louie Cruz, BPI head of institutional banking. Jigger Jamir, ALI deputy treasurer, added that customers can now manage recurring payments through a one-time authorization, eliminating the need for multiple checks and streamlining financial commitments.

The launch supports the Bangko Sentral ng Pilipinas’ push for faster, safer, and more inclusive digital payments, complementing existing systems like InstaPay and PESONet. BPI and Ayala Land expect a full rollout following the pilot phase within the first quarter of the year.

The Direct Debit facility is aimed at recurring payments such as property amortizations, leases, loan installments, insurance premiums, membership dues, and subscriptions, offering both convenience for customers and efficiency for businesses.
