Makro Philippines is accelerating its Luzon expansion after securing four strategic sites from Ayala Land Inc., giving the wholesale retailer access to major growth corridors in Metro Manila and Southern Luzon.
Ayala Land signed land lease agreements with Makro covering Cloverleaf in Quezon City, Broadfield in Biñan, Laguna, Arca South in Taguig, and Evo City in Kawit, Cavite.
The agreements will allow Makro to tap established and emerging residential and commercial markets while leveraging Ayala Land’s property portfolio to speed up its rollout across the country.
Makro Philippines is a joint venture between Ayala Corp. and Thai-listed CP Axtra Public Company Ltd., which operates the Makro and Lotus’s wholesale and retail brands.
Under the lease arrangements, Ayala Land will retain ownership of the properties in Broadfield, Evo City, and Cloverleaf, while Makro will develop and operate its stores. At Arca South, Makro will operate within Ayala Malls Arca South.
The four locations give Makro strategic coverage of major north-south growth corridors. Cloverleaf serves as a gateway to northern Metro Manila, while Arca South provides access to southern markets. Broadfield and Evo City extend the retailer’s reach into Laguna and Cavite, two of the country’s fastest-growing economic and residential areas.
Makro plans to offer fresh and dry food, imported products, and non-food essentials through its physical stores and e-commerce platform, targeting both households and small businesses.
“The synergies that we have, the partnership on the land side and retail side as well. The future is bright. The future is exciting,” Makro International Deputy Chief Executive Shaun Wong said.
For Makro, the agreements provide a faster and more capital-efficient route to expansion by reducing the need to acquire strategic land outright. The retailer can instead establish large-format wholesale stores within Ayala Land’s existing and planned communities, where population and commercial activity are expected to grow.
The partnership also gives Ayala Land another anchor tenant capable of driving foot traffic and commercial activity across its mixed-use developments, while strengthening the broader ecosystem around its residential projects.
The four sites are expected to form a key part of Makro’s wider Philippine rollout as the retailer builds its presence in a market where demand for organized wholesale and modern retail continues to expand.
