D.M. Wenceslao and Associates, Inc. (DMW) closed the first nine months of 2026 with a net income of ₱1.25 billion, supported by steady earnings from its properties in Aseana City. Recurring revenues from land leases, commercial building rentals, and other leasing services made up 93 percent of total revenues, reaching ₱2.5 billion for the period. Sales from Midpark Towers, the company’s second residential development, hit ₱162.2 million during the same timeframe. The project recently took home two honors at the 14th PropertyGuru Philippines Property Awards last August, winning Best Completed Condo Development and Best Lifestyle Condo Development, and DMW remains focused on moving forward its sales.
Sound financial management has kept the company in a strong position amid challenging economic conditions. DMW reported a debt-to-equity ratio of just 0.06x and a current ratio of 3.5x, reflecting careful spending and efficient cash flow management. These figures place the company on solid ground to navigate shifts in the property market and continue expanding the Aseana City complex.
Looking ahead, DMW is positioning itself to respond to changing market trends. With some office tenants taking more time to finalize leasing plans, the company has sufficient available space to accommodate major tenants, while also offering its own AXS co-working facilities for businesses seeking flexible space options. On the residential front, DMW continues to focus on selling existing units, keeping in mind what future residents in Aseana City are looking for. For retail, the sector is moving toward more experience-focused offerings, and the Parqal development is adapting accordingly by hosting community events and wellness activities that help drive consistent visitor traffic to the area.
“In Aseana City we continue to foster a truly integrated ecosystem. Together with strong capital management and a focused development path, DMW strives to provide the community with new developments and projects to fit demand despite the current market conditions,” said Benigno A. Tatunay, Chief Finance Officer.
