DMCI Homes invests P24B in first Cebu development with Kalea Heights

DMCI Homes, the residential development arm of Consunji-led DMCI Holdings Inc., is making its debut in the Cebu real estate market with an ambitious P24-billion project, Kalea Heights. The 4.6-hectare residential development, located along Good Shepherd Road in Barangay Guadalupe, aims to offer modern urban living in one of the country’s most vibrant cities.

DMCI Homes plans to launch 600 units at its 41-storey tower, the Leia Building, catering to the growing demand for quality housing in Cebu. The tower will feature a mix of one-, two-, and three-bedroom units ranging from 29.5 to 88.5 square meters.

Kalea Heights will consist of four modern tropical towers, designed to be new landmarks in Cebu City. The expansive development offers 3.6 hectares of open space—among the largest of any condominium complex in Cebu. This area is divided into four distinct districts: Dawn, Dusk, Summit, and Azure, making it nearly three times the size of the Fuente Osmeña Circle and more than twice the size of Cebu’s Provincial Capitol and Mactan Shrine.

DMCI Homes president Alfredo Austria said the project was designed to stand out in Cebu’s competitive market. “We don’t want to just offer another product like everybody else is offering,” Austria said. “We want to make sure that we will be able to offer something different, something of better value.”

Kalea Heights will feature resort-inspired amenities, including multiple swimming pools, jogging and bike trails, a pet park, an amphitheater, play courts, open lounges, and a central plaza. One of its standout features is the Sky Bridge—spanning four meters wide and connecting the towers. This elevated bridge leads to a roof-deck that offers an additional 1.5 hectares of open space, providing residents with stunning 360-degree views of the city and surrounding landscapes.
