    SM Offices unveils The Core Tower in Sta. Rosa

    SM Offices, the commercial property arm of SM Prime Holdings Inc., continues to grow its regional footprint with the launch of its 15th office development outside Metro Manila.

    Named The Core Tower Three, the project addresses the rising demand for state-of-the-art office space in Santa Rosa City. The P1.6-billion, three-tower complex will add 27,000 square meters of prime office space within the SM City Sta. Rosa integrated development.

    With this latest addition, SM Offices now boasts a total leasable footprint of over one million square meters, more than 20% of which is strategically located across key regional growth centers.

    “We are seeing sustained interest from companies looking for scalable locations that combine operational efficiency with strong local talent pools,” said Alexis Ortiga, Vice President and Head of SM Offices.

    The Core Towers are designed to meet the needs of business process outsourcing (BPO), technology, and professional services firms seeking high-quality workspaces in Calabarzon—a region that contributed 14.7 percent of the Philippines’ GDP in 2024.

    The development features flexible fit-out options, round-the-clock building management, and high-speed telecommunications—essential for mission-critical operations. It was designed by renowned architect Albert Yu of ASYA Design Partner, a BCI Asia Top 10 firm known for projects across major Philippine cities and Chinese hubs such as Shanghai, Chengdu, and Suzhou.

    Each tower is fully equipped with backup power, advanced building systems, and direct access to major transport corridors including the South Luzon Expressway, Cavite-Laguna Expressway, and the Old National Highway. Tenants will also enjoy integrated access to retail, dining, and public transit within the SM City Sta. Rosa complex.

    Leasing is currently underway, with several companies already operational. The Core Towers are expected to generate over 6,000 local jobs through tenant operations and building services.
