    Filipinos chase Dubai property gains

    Filipino investors are turning to Dubai real estate as they ramp up global diversification strategies, signaling a shift in how affluent and middle-market buyers are positioning their portfolios amid volatile markets.

    The pivot was in focus at an exclusive Dubai Property Showcase in Manila hosted by ERA Philippines in partnership with DAMAC Properties, with support from Infinity Realty. The by-invitation event drew investors exploring offshore property as a hedge against currency swings and domestic market concentration.

    “We observed a strong interest among Filipino investors in exploring opportunities beyond the local market, particularly as they become more deliberate about diversification,” said Jemariz Austria, Director of Marketing and PR at ERA Philippines. She noted that the brokerage aims to make international real estate more accessible and easier to navigate for Filipino buyers.

    Developments presented at the showcase spanned prime urban residences, waterfront projects and resort-style master-planned communities. Among them were Safa Gate along Sheikh Zayed Road; DAMAC Islands, a resort-inspired community with entry prices starting at about P10.9 million; DAMAC Riverside Views, which highlights wellness-focused waterfront living; and Chelsea Residences, a branded residential development targeting globally minded buyers.

    The Philippines is emerging as a growing source of outbound real estate capital, mirroring broader global investment flows into Dubai’s residential sector, where rental yields and long-term capital appreciation remain key draws.

    Established in 2002, DAMAC has delivered more than 50,000 residential units and operates in 15 cities worldwide. For Filipino investors seeking geographic diversification, developers are pitching Dubai not just as a lifestyle play—but as a strategic portfolio anchor in an increasingly borderless investment landscape.
