The opening of Section 1 of the Lipa City–Mataas na Diversion Road is poised to accelerate development across southern Batangas, reinforcing Lipa’s trajectory as a rising regional hub in CALABARZON.
Stretching 4.35 kilometers, the new artery links Katigbak Road to Leviste Highway and the STAR Tollway, easing intra-city travel while strengthening connectivity to Metro Manila. The improved logistics corridor is expected to unlock new commercial and institutional activity, particularly along previously underutilized land.
Among the immediate beneficiaries is Areza, an estate of Ayala Land, which the road directly traverses. With built-in access to a key transport link, the estate gains a competitive edge in attracting retail locators, office developments, and mixed-use investments. Enhanced connectivity also integrates Areza more closely with surrounding communities, increasing foot traffic and long-term land value.
Ayala Land emphasized that infrastructure remains a critical lever in estate development, enabling more dynamic land use and supporting sustained economic returns.
The company’s positioning of Areza along a primary growth corridor reflects a broader strategy of aligning real estate investments with public infrastructure rollouts.
Beyond private developments, the diversion road improves access to planned civic infrastructure, including the future Lipa City Hall. This alignment of transport and government facilities signals the formation of a new institutional core, which could anchor further business and public service expansion.
