GERI banks on provincial demand surge for growth

Global-Estate Resorts, Inc. (GERI), the tourism and leisure township arm of listed property developer Megaworld Corp., is set to turn over about P11 billion worth of residential and commercial projects this year, underscoring sustained demand for integrated estates outside Metro Manila as property growth continues shifting toward provincial hubs.

The listed developer said upcoming turnovers span key lifestyle townships in Cavite, Laguna, Rizal, Batangas and Aklan, reflecting strong absorption across communities that combine residential, commercial and nature-oriented amenities.

Projects slated for turnover include units at The Lindgren and commercial lots at Arden Botanical Estate in Cavite; residential developments at The Hamptons Terraces and The Hamptons Caliraya in Laguna; and lots at Eastland Heights in Antipolo, Rizal. Also included are Tulip Gardens in Southwoods City, Twin Lakes Manor and The Belvedere in Batangas, and units in Boracay Newcoast.

“There remains a strong demand for residential developments and commercial spaces from our developments in key growth areas outside Metro Manila,” said GERI president Monica T. Salomon. “This highlights the long-term value clients see in our integrated communities, which offer a seamless blend of nature, modern convenience and investment security.”

Analysts said the company’s pipeline reflects a broader shift in Philippine real estate demand toward township-style developments anchored on infrastructure access, tourism potential and lifestyle migration outside the capital.

GERI’s estates are strategically positioned across growth corridors. In Cavite, The Lindgren and Arden Botanical Estate cater to suburban demand near commercial hubs. In Laguna, Southwoods City benefits from SLEX access, while The Hamptons Caliraya targets leisure-driven buyers around Caliraya Lake.

In Batangas, Twin Lakes has positioned itself as a vineyard-inspired resort community overlooking Taal Lake, while Eastland Heights in Rizal offers elevated hillside living near Metro Manila.

GERI said it expects provincial demand to remain strong as infrastructure expansion, tourism recovery and urban decongestion continue to drive interest in integrated lifestyle communities beyond the capital.
