In Philippine real estate, 15 hectares is usually enough space for condominiums, commercial strips, and the occasional traffic headache. GT Capital Holdings, Inc., however, has decided the land is better used for classrooms, libraries, and future blue eagles.
The Ty-led conglomerate formally donated a 15-hectare property inside its Riverpark township in General Trias, Cavite to Ateneo de Manila University, paving the way for a new campus that could bring one of the country’s most prestigious schools closer to families living south of Metro Manila.
The donation ceremony, held on Monday at GT Tower International in Makati City, marks a major step following the memorandum of agreement signed by both parties in October last year. Beyond philanthropy, the move also signals how education is increasingly becoming part of the modern township formula — somewhere between retail hubs, logistics centers, and expressway exits.
Riverpark, the sprawling mixed-use estate being developed by Federal Land, Inc. and joint venture partner Federal Land NRE Global, Inc., is quickly evolving into one of Cavite’s emerging growth corridors.
The upcoming Ateneo campus joins a growing ecosystem that already includes the newly launched UNIQLO logistics facility and the future SM City General Trias. Commercial districts at Riverpark North are also being positioned as future lifestyle destinations, supported by infrastructure upgrades tied to the Cavite-Laguna Expressway.
In many ways, the land donation is both a civic gesture and a strategic investment. Universities tend to attract housing demand, businesses, and long-term economic activity. Where students go, coffee shops, dormitories, startups, and property values usually follow.
For GT Capital, the deal adds something increasingly valuable to township developments: intellectual capital.
