Pag-IBIG housing assets top P1T as lending grows

Pag-IBIG Fund’s housing-related assets have surpassed P1 trillion as stronger home financing and lending to housing developers continued to expand its portfolio.

The state-run fund said gross housing-related assets reached P1.01 trillion as of July 31, 2026. These include financing extended to members buying, building, or improving homes, as well as loans and investments supporting housing development.

Housing-related loans accounted for P971.39 billion, or about 96 percent, of the total, while other housing-related assets stood at P38.47 billion. Pag-IBIG is required to invest at least 70 percent of its investible funds in housing.

“Reaching more than P1 trillion in housing-related assets is an important milestone,” Human Settlements Secretary and Pag-IBIG Fund Board Chairman Jose Ramon Aliling said. The milestone, he added, reflects increased financing for homebuyers and support for qualified developers and institutions providing housing.

Housing and wholesale loan releases also climbed 12 percent to P88.84 billion from January to July, from P72.61 billion in the same period last year.

The increase points to continued demand for home financing despite the broader challenges of housing affordability, while also showing the scale of Pag-IBIG’s role in channeling members’ savings into the property market.

Pag-IBIG Chief Executive Officer Marilene Acosta said members’ pooled savings are being used to help more Filipinos achieve homeownership.

To widen access under the Expanded 4PH program, Pag-IBIG raised its maximum housing loan to P10 million per borrower, with repayment terms of up to 30 years.

Qualified low-income borrowers can continue to access a subsidized 3 percent housing loan rate. Promotional rates of 4.5 percent and 5.75 percent are also available for higher loan amounts until Dec. 31, 2026.

The P1-trillion milestone underscores Pag-IBIG’s growing footprint in housing finance, with loan growth suggesting that demand remains strong for financing both homes and the infrastructure needed to build them.
